We are currently recruiting for a Community Manager
This is a Full Time Permanent Position
Position Overview:
Community Managers are the first point of contact for leading the organization. Reporting to Property/leasing manager, this role is primarily responsible for the general management and oversight of the day to day operations of the property and for the supervision of staff to ensure that a superior level of co-operation, service and support is provided to Residents thereby ensuring that Trico Communities is the preferred Landlord of choice.
Job Duties:
Ensure that a superior level of co-operation, service and support is provided to residents
Promptly respond to resident issues and ensure that service requests are completed promptly and satisfactorily
Responsible for enforcing the terms of lease agreements, such as rent collection, rules, and regulations, and following procedures of serving notices to residents
Overseeing the day-to-day operations of the building (general maintenance, cleaning and leasing office staff)
Conduct inspections of the property and address any concerns noted and ensure the apartment complex is maintained and cleaned in accordance with company standards
Responsible for creating lease agreements, renewals, responsible for the administrative aspects of ?move-in, move-out? procedures
Create POs and make sure that operational expenses are controlled and within the budget
Process security/elevator refunds and cheque requisitions
Keep logs updated and track Pest control treatments
Keep an accurate filling system, processing assignments and suite transfers, including applications and screening
Assist in training on-site Team Members (Assistant Community Managers, Leasing Coordinators, Administrative Assistants and Cleaners) on operational procedures and policies
Ensure vacant suites are kept in showable condition by directing maintenance and cleaning staff
Ensure the vacant units are turned within 48 hrs and ready for re-rental and occupancy
Responsible for directing snow removal of all building entrances and sidewalks, and executing this task if needed
Responsible for directing Grounds maintenance and cleaning, including watering, debris removal & sweeping, and executing those tasks if needed
Prepare detailed Incident Reports and maintain log of any major problems encountered
Oversee the administration of security access fobs/keys and update system software
Overseeing accounts receivables, collection of rents and recommending eviction proceedings, preparing and attending RTDRS Hearings on behalf of Landlord
Assist Property/Leasing Manager to create annual budget and budget preparation.
Overseeing and maintaining budget expectations for both revenue, expenses and vacancy
Review and Reporting of monthly, quarterly and annual financials for property
Oversee all online is advertising is updated as required and work with Marketing Department to update website and assist with all marketing material as needed
Assist with and oversee co-ordination of Community Events
Participating in an on-call rotation afterhours and be available to attend to any emergencies
Tracking and assigning parking spaces to residents.
Delivering letters, lease renewals and necessary paperwork
Schedule and working with contractors/trades performing services in the property
Qualifications & Experience:
Working knowledge of Residential Tenancies Act Alberta required
Proficient Computer skills (Microsoft Office, Word , Excel, Email, Internet)
Flexibility to work on-call on a rotating schedule (evenings & weekends)
Own vehicle with valid driver license
Must be willing to drive to other properties if required
